This invention relates to an apparatus for detection and removal of undesirable gases from interior building spaces when a contaminant level has exceeded a preselected value.The apparatus includes a monitor device, motor driven exhaust fan and timer control circuit.

Advantages of this system configuration are that removal of contaminants from an occupancy area of a building occurs only when the level of contaminant exceeds a preselected level, and only for a maximum predetermined period of time effective to reduce the amount of contaminant in the air to a safe level.Thereby providing an effective and energy efficient means (i.e. saves money) for maintaining contaminant concentrations below a desired level.

This technology is ideally suitable for exhausting soil gases, such as radon (Rn), carbon monoxide (CO) and methane (CH4) which can permeate or infiltrate through cracks in building foundations and basement walls, and accumulate within the building spaces, particularly in the basement.The ventilation system of the invention can be added to either new or existing buildings.
